Nicholas Landing
is a 252-unit family development in Clarksville, Indiana, located just across the Ohio River from Louisville, KY, with proximity to restaurants, shopping, and other daily conveniences. The development sits on 17 acres spanning 4 residential buildings, a 3,000 sq. ft. community building, and extensive modern amenities for families and residents of all ages. Units include one-, two-, and three-bedroom apartments for families earning at or below 60% of the area median income. Amenities include: a fitness room, swimming pool, playground, pickleball and basketball courts, walking paths, picnic areas, gazebos, and a dog park.
Louisville-based SOCAYR, Inc. developed the project and completed construction in the fall of 2024. Beacon Property Management, an affiliate of SOCAYR, is managing the property.
HOPE provided a $35 million construction loan for the project through the purchase of tax-exempt bonds issued by the Indiana Housing and Community Development Authority (IHCDA) and a $5.5 million construction bridge loan. The project received low-income housing tax credits from the IHCDA and funding from the Lexington Affordable Housing Fund and Lexington HOME.
